Roofs are classified by the slope of the structure – the rise in height compared to the horizontal distance, or run. A low-slope roof is one in which the slope is less than or equal to 3:12. A steep-slope roof is defined as one having a slope of more than 3:12. For example, a 3:12 slope describes a roof in which the surface rises 3 feet for every 12 feet in horizontal distance. Commercial roofs are generally low-slope and residential roofs are generally steep-slope.

The life cycle and quality of a commercial roof is largely dependent on the type of materials that are selected. The most common types of roofing materials for low-sloped commercial roofs include single-ply products such as ethylene propylene diene monomer (EPDM), thermoplastic polyolefin (TPO), or polyvinyl chloride (PVC); modified bitumen materials such as asphaltic polypropylene polymers (APPs) or styrene-butadiene-styrene (SBS); hot built-up roof (BUR); and spray polyurethane foam (SPF).

Certain roofing materials can be used in both commercial and residential roofing systems. These include products such as building-integrated photovoltaics (BIPVs), reflective roofs, metal, vegetative roofs, and, in rare cases, even ceramic or concrete tile and asphalt.
